This project involved the internal and external refurbishment of 10 units at Nuffield Road Industrial Estate in Abingdon. These premises were extremely dilapidated with a high level of deterioration on the external cladding, including the total breakdown of the existing coating which was a mix of Plastisol (Colourcoat HP200) and Powdercoat (Silicone Polyester / PVF2). Our client wanted a full internal and external refurbishment of all units, which would last at least 10 years and which used water-based products wherever possible. To help achieve this, both our supplier and the product manufacturer were involved in producing a full written specification, tailor made to the requirements of the project. External - A full chemical removal of all defective exterior coatings combined with a high-pressure jet wash was undertaken on all 10 units. We then applied two coats of Rust-Oleum Mathys Noxyde and a top coat of Rust-Oleum Mathys Pegacryl Satin to the exterior. These products are all water-based and when applied correctly can have an expected life-span of 10 years plus. Internal ceilings - The interior warehouse areas were generally very dirty and greasy, with the pre-finished ceiling liner panels being beyond standard cleaning. To overcome this, the surface was treated and all surface contamination removed, prior to a one-coat airless spray application of Rust- Oleum Mathys Noxyde paint system. Not only did this system provided a good standard of matt finish, it was also quick and cost-effective. Internal walls - block walls were prepared and spray painted with two coats of standard emulsion.
Floors - these were in varying states of disrepair and had to be blast-tracked (shot blasted) to remove all traces of previous coatings. Any surface irregularities or defects were then repaired using an epoxy mortar system. When dry, a thin sealer coat of floor paint was applied and allowed to fully dry. This was then followed by a further two full coats of floor paint. Lastly we replaced all expansion joints with a Geocel Polysulphide type mastic. One floor was in a particularly bad state, with the substrate loose and cracking. All of the delaminated screed was removed and an industrial grade self-levelling/smoothing compound was pumped over the entire floor area. When dry this product achieved an average thickness of 6mm, leaving the surface smooth and of an acceptable standard to take a paint finish. After the screed had fully cured, this was again painted with the same system as above. Offices - all interior office areas, including plastered and suspended ceilings, walls and woodwork, were repainted using standard products. |
